As an investment property owner, the 1031 Tax Deferred Exchange
may save you a lot of money.  The Tax Deferred Exchange is a method of
selling an investment property without realizing any capital gains tax.
To qualify, you must sell an investment property and use the gain
realized from the sale to purchase another (like-kind) investment
property.

Within 45 days of the sale of the first property, you must
identify a potential replacement property.  Then within 180 days from
the sale of the first property, you must purchase the replacement
property.  When you settle on the replacement property you are not
subject to capital gains on the reinvested funds!
